Preparing your home to list
Preparing your home is a very important step when it comes to selling your home and receiving top dollar. Dani’s background in set design, staging and photography, provides you with the guidance needed to have your home looking its best! Dani also provides some light staging (bathrooms, bedding, kitchens, decor, small furniture). For larger furniture needs, a professional staging company can be offered.

De-clutter as much as possible, especially excessively furnished rooms. Photos look better with cleaner, simpler
Replace all light bulbs with matching bulbs (Daylight creates a modern, higher end feel)
Remove all personal items (photos, etc.)
Move all garbage cans out of site, this includes bathroom, kitchens and dens
Clean all windows inside and out and surfaces and floors
Remove all mail, clutter, cables
Clean ceiling fans and tops of cabinets to remove cobwebs etc…
Arrange, dust and declutter bookshelves
Clear off kitchen countertops as much as possible, clean and simple is always best
Give your kitchen a deep cleaning; backsplash, range hoods, refrigerator, pantry, sinks
Remove all pet bowls etc…
All appliances, if stainless steel, use stainless steel cleaner
Bedrooms - Make all beds, solid bedding photographs better than patterns
Pick up all clutter in bedrooms, remove posters and stickers off walls
Painting walls or giving them a good scrubbing is a good idea
Bathrooms - Remove all soap scum and give the bathroom a deep cleaning
Remove all toiletries out of site
Replace towels with new matching towels that aren’t too bulky
Exterior Ideas
Mow and edge and rake lawn
Sweep and hose down patios
Clean all furniture
Remove all gardening equipment and garbage cans
Add flowers to beds and pots as needed
Dani will provide a list of what to do 1 hour before the photographer shows up
*The photo shoot will take on average 1-3 hours depending on the size of home and if video will be added to the marketing package.
